Happy New Year! It's Nanci Garnand with RE/MAX Alliance and I am ending 2011 with a look at the Bank Owned Homes and Foreclosures new on the market in Larimer County.
I have picked out three good deals out of the eight homes new on the market:
1. 4502 Creekwood Drive, Loveland - This home is ready to move-in and includes the appliances. It's also listed about $14,000 below the taxable value. Good deal!
2. 7035 Ruidoso Drive, Windsor - An even better deal is this home that is listed about $100,000 below the asking price for new construction in the same area. Better deal!
3. 1019 Club View Road, Fort Collins - The best deal this week by far is this gem listed at $283,140 which is significantly lower than the taxable value of $617,900. Best deal!

3862 Gardenwall Court in Fort Collins is bank owned but is offered below the tax value. It has wood floors but no fridge or oven. It's worth a look.

The best deal I see today is 4595 Fruita Drive in the Kendall Brook community. This gem was built in 2007 by Spring Creek Homes. It has 5-bedrooms, beautiful hardwood floors, a large eating area, appliances included and a finished basement. It is bank owned but what a great deal at $330,000, especially since it last sold for $345,000.
